What is the building time frame for a garden room?
The average build time varies dramatically dependant to the size of the room and agreed specification, but a guide on the time frame of the build will be discussed during the design stage.

Do you manufacture the rooms off site?
No, all our rooms are bespoke and built on site from the foundation through to completion.

Do you offer landscaping and fencing?
Yes, we offer landscaping and fencing as an add on project which will complement your garden room.

Do you offer site clearance prior to the build of the room?
Yes, many of our former customers have requested this option and we will remove any garden waste, including temporary structures such as sheds from site, all included in the price!
However, we are unable to move any hazardous waste i.e. asbestos and would require a specialist contractor to remove from site which we can manage.

How do I get internet to my garden room?
Many of our clients request that we install CAT 6 network cable from their router to the garden room and this can be discussed at design stage or during the build.

Does the room come with a guarantee?
Yes, a 5-year structural guarantee covers any building defects, many of the materials used will carry their own manufacturers guarantee.

Can a garden room be built on a concrete base?
Yes, but the concrete must be the correct size for the garden room and structurally sound, we are happy to inspect at initial visit.

What materials do you use for the external of the room?
As standard GRM offer various cladding options: Composite cladding manufactured to a high standard is chosen by many of our customers and requires minimum maintenance.
We also offer softwood and hardwood timber options, all can be discussed and samples provided to help you choose.

Can you offer a completely bespoke garden room?
Yes, GRM specialises in bespoke garden rooms only and offers a complete turnkey solution.

Can I have a kitchen or bathroom in my garden room?
Yes, we have the experience to install one or both options.

Can I visit a garden room?
There is a possibility that a visit can be arranged with one of our customers and many have been very accommodating. Please note for obvious reasons, no personal details will be given unless the customer is in full agreement.

Do your garden rooms come with heating?
Yes, our rooms come with a wall-mounted electric panel heater as standard, we can also install HvAC using our F-gas registered engineer.

How do I get electric to my garden room?
There are various options we can discuss but for the majority of our customers we run armoured cable from the main dwelling to the new garden room, all installed by our qualified electricians.

Am I able to configure my garden room to allow for another room and/or space for a shed/storage room?
Yes, as our rooms are all bespoke there are many configurations available and we will work with you to come up with the best solution to ensure your space is fully maximised.

Do You Need Planning Permission for a garden Room?
The main requirements are:
- The room does not exceed 2.5m in height when within 2 metres of a boundary.

They room is not used as a permanent dwelling

The total area of outbuildings does not cover more than 50% of your garden. You may need planning if:

Your property is within an area of outstanding natural beauty.The room is to be used as a permanent dwelling.

The size of the building exceeds the permitted planning guidelines.
We can advise our customers on planning regulations, but it is the responsibility of the customer to contact their local council and if necessary apply for the planning permission.
